I read your interview on the Globe - thanks for that.
Question for you in respect of your comment on appreciation. You said:
"What happened to Toronto's real estate market in the 80s was a bubble. Prices appreciated 167% in just five years. In contrast, Toronto's real estate market has appreciated by 90% over the past 12 years. Year over year prices appreciated by roughly 22% in the late 80s compared to 6% over the past 12 years."
I know that the prices used in these sorts of comments are medians/averages. I'm curious though whether you think the data is representative of Toronto proper — or is it skewed — for instance by changing geographical or dwelling-type distribution?

That's a good question. There have definitely been changes in geographic and dwelling type distribution since the late 1980's. The most obvious of course being the shift away from the suburban freehold dwelling to more urban condominium dwellings. While these changes may skew average prices in their particular neighbourhoods, I don't think it would skew the data when we are looking at the GTA as a whole.
