Bob is 100% correct here.

This case is an example of why one has a current Surveyor's Real Property Report (SRPR) when dealing with real property as a SRPR is a timely document as is an appraisal for value.

As well, go to the professional surveyor and ask for her/his opinion on the parcel you are dealing with before you sign any offer that should be reviewed by your lawyer first as well.

This is not about "fence"; it's about "face". $100 000 is a lot to waste on "fence", but it's a bargain for "face".
