As being a Toronto realtor I would say that slowdown would have positive effects on the market as more people could afford the homeownership. The demand is still high because people are struggling with mortgages to purchase their first home. Unfortunately the number of foreclosures has risen so we can conclude that the prices are still very high, people in order to be able to buy a house are taking prematurely mortgages and it may end up in some cases in foreclosure.

A slowdown may be just what the real estate doctor ordered. Couple slower rising prices with a larger inventory base (i.e. a more competitive market) then add 40yr mortgages and all of a sudden we have a viable buyer's market that could take the sting out of market entry for the first time buyer.
This could be categorized as market reality

Adding gas into the equation is an interesting point. Potentially this could see dramatic increases in Toronto downtown centre and decreases out in the suburbs. Although this trend has not occured yet, I don't doubt that it could occur, especially with the lacking transit options Toronto has in the outer regions.
