John -- what kind of selection bias is introduced by looking only at homes that have sold twice in the last three years? Do certain neighbourhoods, condos, etc. turn over more frequently (on average) and thus contribute more strongly to this index?

I took a quick look at the methodology and didn't see anything that suggests that a particular property had to sell twice within 3 years.

They did however use the 3 year time frame as an example on their site.

Regardless, I'm sure this methodology has some flaws with it. I don't expect it to be a perfect estimator of price changes, just a more accurate one.

John: You must know the answer to this question: why is it taking TREB so long to publish the stats for December? I know there was a holiday, but they have never been this late before, even in the new year.
