Leslieville Lofts is a new condominium development by Lamb Development Corp and Hyde Park Homes in Toronto’s Riverdale neighbourhood (check out Realsophy's Riverdale profile for local housing and school stats). The condo, located on Broadview avenue just north of Queen street, is the latest addition to a neighbourhood that has changed rapidly over the past few years. The ‘up and coming’ neighbourhood status of South Riverdale has resulted in a slew of trendy new restaurants, coffee shops and retail stores opening up in the neighbourhood.
The nine storey condominium is designed by core architects (75 Portland, M5V) and has approximately 157 units. Fourteen Lofthouses, two storey two bedroom lofts, make up the bulk of the first two floors. Every unit comes with six stainless steel appliances, engineered hardwood throughout and exposed concrete ceiling. Units with patios also come with a gas hookup for your barbecue.
The condo offers little in terms of amenities and its value is compromised by the fact that the area is still up and coming and not quite there yet. One bedrooms are starting at $326K for a 756 square foot unit and 2 bedrooms at 439,900 for 1,125 square feet. Condo fees are also high at 41 cents per square foot not including heat or hydro.
